Foreclosure Intervention Services

“S.O.S. for Struggling Homeowners”

This counseling program is part of Quaranta Housing Services' HUD Housing Counseling.  Counselors are trained in foreclosure intervention through the NeighborWorks America Training Institute.  They work with the client and lender/servicer to try and come to an agreement that suits both parties. 

It is best to contact the lender/services as soon as you think you will miss a mortgage payment and then contact a housing counselor.  Quaranta Housing Services does not have funds to give you for your mortgage, but we do have knowledge of the default/foreclosure options and will work with you to help get you back on track with your mortgage payment.

What is Default and Foreclosure?

Default – Failing to meet the requirements of an agreement.  When a homeowner has a mortgage with a bank, mortgage company or private investor and they miss one payment, this is called being delinquent. 

At the time of closing you wre required to sign a note with your mortgage.  The note stipulates how much you are required to pay each month and when the payment is due.  By signing this document, you are promising to pay back the money you are borrowing from the lender.  Missing just one payment puts you in violation of that agreement.  Missing more than 3 payments puts you in mortgage default.

Foreclosure – A legal process to terminate your ownership of real estate (your house) that is collateral for a debt, based on a mortgage.  Foreclosure proceedings are usually started after a homeowner has missed a number of payments.  It can be as little as 3 payments or as many as 18 payments.  The average is 3 delinquent payments in a 3 month succession.

Remember...it is easier to fix a smaller problem than a bigger one.  Don't wait until you are being foreclosed on.  Call before you miss a payment!!!!
